SANS 10287 is the South African standard for the design, installation, testing, and maintenance of fire sprinkler systems. It also specifies third-party inspection frequencies.

NFPA 25 sets the minimum inspection, testing, and maintenance (ITM) requirements for water-based fire protection systems. It ensures that systems remain operational long after commissioning.

Most manufacturers are unequivocal. For example, Tyco states in their deluge valve datasheet:

“The owner is responsible for the inspection, testing, and maintenance of their fire protection system and devices in compliance with this document, as well as with the applicable standards of the NATIONAL FIRE PROTECTION ASSOCIATION (e.g., NFPA 25), in addition to the standards of any other authorities having jurisdiction.”

This makes it clear:

2. How often should my sprinkler system be inspected?

3. What does a professional inspection include?

A typical inspection covers visual checks of sprinklers and valves, functional testing of alarms, water flow and pressure verification, pump performance checks, and review of maintenance records.

4. What are signs my system may not be compliant?

An outdated certificate.  Other indications are closed or unsealed valves, painted or corroded sprinkler heads, missing documentation, pipe leaks, or skipped inspection intervals all indicate non-compliance.

5. What happens if my system fails an inspection?

You’ll receive an inspection report with recommended corrective actions. Repairs or adjustments should be completed promptly to restore compliance and safety within a predefined period.

6. Can I perform inspections myself?

While staff can perform basic visual checks, only qualified and certified fire protection professionals may carry out third-party inspections, functional testing, and certification under SANS 10287.
